Residential developers are planning 266 new townhomes and 177 single-family homes in Gwinnett County.
In the largest of the new proposals, The Providence Group of Georgia LLC is proposing a 272-home traditional neighborhood development in Suwanee. The community would be developed on nearly 50 acres in the 3200 block of Suwanee Creek Road, southwest of the intersection of McGinnis Ferry Road and Interstate 85. It would include both 175 upscale townhomes and 97 single-family homes ranging from 1,800 square feet to 4,000 square feet, according to plans filed with the county.

"Included in this gated community will be a neighborhood swimming pool, open green spaces and pocket parks," the developer says. Providence has developed communities all over metro Atlanta, including Aberly Township and Centennial in North Fulton, Three Bridges and Villages of Huntcrest in Gwinnett, and Jamestown in South Forsyth. Journey Construction LLC is proposing 29 townhouses on about 4 acres in the 2700 block of Collins Hill Road, just off Old Peachtree Road near the Suwanee city limits. The homes would feature a traditional architecture and have two-car garages, and a price range starting around $275,000, the developer says in plans filed with the county.
The developer told Gwinnett planners that "there is just no demand for office property in the immediate area. There is however, demand in the area for townhomes and since the property abuts the Collinswood Park townhome development, it makes sense to connect the property to that development…. The property has been for sale for over 12 years and there has never been an offer on the property for office use."

Comfort Homes of Georgia is proposing 27 townhouses on about 6 acres in the 3200 block of Cross Road in Buford. Unit sizes would range from 1,800 to 2,300 square feet.

Casgwyn Construction LLC is proposing 35 townhouses on about 4.5 acres at 1949 Pucketts Road, just east of Stone Mountain off U.S. 78. The two-story homes would be a minimum of 1,600 square feet.

Just northeast of Lawrenceville in Dacula, an 80-unit senior-oriented residential development is planned on about 25 acres in the 2000 block of Hurricane Shoals Road owned by the Huff and Pennington families. "The increasing aging population in Gwinnett County has created significant demand for housing specifically designed for use by seniors," says a proposal sent to Gwinnett planners.
